hi i really hope you can answer my question. mortgage lender has declined an apllication.surveyor recommended structural engineer report as to evidence of movement. report clarified movement was historic. lender will not proceed as the surveyor cannot guarantee 100% that the property will not suffer any future movement, he stated 'future movement highly unlikely'. we have complained to the lender that no one can guarantee anything 100% and this seems a ridiculous thing to expect. was the surveyor correct in putting this and right in refusing to 100% guarnatee, thanks

The surveyor is 100% correct in refusing that certification.  Nothing is 100% certain.  Find a different lender, one with a brain.

Thanks Stephen, thats what we thought. We have now been accepted with a new lender who have agreed to purchase the survey report and SE report, hopefully as you say these will have a brain and accept the surveyors comments.

accepted by another lender! letter of complaint and request for valuation and SE fee refund to first lender sent!
