I'm working on a group of parcels which exist. I'm trying to subdivide to create a couple of buildable lots in the back. The existing pacels do not close graphically based on deeds and plans. What is the correct procedure if a pacel does not close graphically ?

It is hard to give a rational reply with the limited information you have provided.

A recent survey of the property should clear up any issues regarding the shape and size of the parcel you wish to subdivide.

When I think of a parcel that doesn't close graphically, I imagine a GIS Professional who is having trouble incorporating a legal description into an existing land information database rather than a Land Surveying Professional who is struggling with the intent of a legal description of a parcel which does not close mathematically.  Having dealt with uncertainties in GIS mapping when it comes to ambiguous or errant land descriptions in recorded documents and how they can create an "unmappable" parcel of land, I would suggest a consultation with a licensed surveyor to either demystify the ambiguity or identify the error in the description so that the parcel can effectively be mapped without conflict with its abutters.
